A PRESTIGIOUS INVESTMENT in a HISTORICAL AMBIENCE
Unique, modern, comfortable APARTMENTS in the exceptional surroundings of a historic manorial farm and an 18th-century park. This is the only place of its kind in Poland.
IDEA
Our core philosophy is to transform the unique architectural space of a historic manor, park, and farmstead complex into a modern, uplifting living environment for those who seek to live in symbiosis with nature.

Here, nature and generations of people have left behind a magnificent legacy: an 18th-century park and a beautiful manorial farm. We are... revitalizing these assets to share them with you. Expansive space, beautiful views from your window, and the sound of birdsong—these are the values that come as a gift to every new resident of our community. All we ask is that you help us cherish them. See moreSee less
THE VISION
Folwark Botanica is a masterful architectural layout that has been refined over centuries. The estate opens from the south with a grand entrance avenue, leading through a main gate into a spectacular courtyard. This central space is framed by six buildings to the east and west and elegantly enclosed on the north side by the stately manor house.

The northern grounds of the... estate feature a historic 18th-century park, covering an expansive area of over 60,000 square meters.
Our architectural concept is a comprehensive revitalization and adaptive reuse of the entire historic complex. This includes supplementing the original structures with newly constructed residential buildings, garages, a gatehouse, a concierge building, and a gym, all designed in the classic manorial style. The grounds are now interwoven with walking paths, themed gardens, and biotopes, with the entire estate secured by a stylish brick wall.

To date, all historic buildings have been meticulously restored. The courtyard has been beautifully landscaped, and key infrastructure is complete, including the concierge building, parking areas, the main entrance gate, and paved internal roads and footpaths. We have also enhanced the exquisite lake, with its numerous islands and peninsulas, creating a scenic jogging and walking path around its perimeter. Furthermore, the former lunging ring has been converted into a motorcycle garage, and preparations have begun for a residents-only golf driving range.

Currently, we have just completed another residential building in the signature Folwark style. Work has also commenced on transforming the restored western wing of the estate into a modern, multi-purpose center and an innovative office building.

The final phase of our vision will be the construction of three additional residential buildings, all consistently designed to honor the timeless style of the Folwark.

HISTORY
The estate's rich history dates back to 1243, when the first recorded mention of the knightly lands of Sparrenfelde appeared.

Its first known owner was the knight Albertus de Sparrenfelde. In the latter half of the 13th century, Duke Barnim gifted the estate to the church in Szczecin. From the 14th century, it was held by the von Wussow family, and by the end of the 16th... century, ownership passed to the von Ramin family. In a notable return, Filip Otto Ludwig von Wussow repurchased Sparrenfelde at the end of the 18th century, with the estate later being inherited by his wife, née von Stockhausen.

Throughout the 19th century, the property changed hands several times until 1900, when it was ultimately acquired by Max Reuter, the visionary who gave the Sparrenfelde estate its present-day form and character.

NEWS & THE FUTURE
The Riding School: A New Chapter
Coming soon (end of 2026), the estate’s historic Riding School will be reborn as a stylish, multi-purpose business and retail destination, which will feature, among other things: an expanded bistro serving seasonal dishes, decadent desserts, and snacks that pair perfectly with wine; a wine bar, where brick shelves will house a curated selection of wines from authentic regional... vineyards—from Valtice in Moravia to St. Emilion in Bordeaux—all available for on-site tasting; a coffee roastery where you can sample and purchase both classic and exotic coffee blends; a small delicatessen where you’ll find all the essentials with a focus on delicious, high-quality products; an artisanal bakery specializing in bread with a thick, crunchy crust and large air pockets—the perfect companion for French cheeses and Italian prosciutto; a unique concept store, a signature project featuring a variety of beautiful and functional items unavailable in chain stores—from an elegant child's dress to a stylish Berkel kitchen scale; as well as a performance stage spacious enough to host a grand piano, a double bass, and more, alongside exhibition galleries where we plan to host art vernissages and permanent displays of applied arts. The upper floor will be dedicated to a wellness zone, complete with Pilates and yoga studios and a gym specializing in rehabilitation and corrective fitness.
It is destined to become a truly authentic and original destination for community gatherings, tastings, premium shopping, and relaxation.
